Note: this appraisal has an additional 40 acre parcel which is not apart of Wild Horse Acres. Nor is it owned by the owner of Wild Horse Acres. This 40 acre parcel is out in the Maddline Plains some 25 miles north of Wild Horse Acres, 50 miles form any significant city like Susanville, 10 miles from 395 where a dinky city exists, off a mail route dirt road with 2 miles of easement trail, no water, no power, and recently sold for $1,000/acre.
Comparable Land For Sale:A 2002 comparable property for sale is just north of Wild Horse Acres. This property is 174 acres and it appears not to have electric power or gas. The asking price was $79,900. Thus, the per acre price is $459.19. Additionally, this is pretty much the same type of land as Wild Horse Acres just smaller.
